The question of whether you also need a day porter comes down to traffic and how long your building is occupied each day. A four-storey professional services building where most people arrive at eight-thirty and leave by five, with maybe a hundred and fifty people in the building on a busy day, often runs fine with a strong after-hours program. Add in periodic floor maintenance and you’re in decent shape.<\/p>\n
But consider a building with a ground-floor food service tenant, shared lobby, parking level access doors that stay muddy all summer, and eight hundred people moving through it daily. By eleven in the morning the lobby looks like it hasn’t been cleaned since the night before. That’s where after-hours cleaning alone stops being enough.<\/p>\n
In our experience, buildings above roughly fifty thousand square feet with high daily foot traffic, or any building with food service, medical tenants, or shared amenity spaces, tend to benefit from at least a few hours of day porter coverage. Buildings that run seven days and have weekend activity need it even more.<\/p>\n

The hours also depend on how much the day porter is actually being asked to do. A porter who is only handling reactive cleanups and restroom rotations can cover more ground than one who is also expected to do supply deliveries, setup for events, and light maintenance work. The scope drives the hours, not the square footage alone.<\/p>\n
A good scope of work is specific. It lists the locations, the tasks, the frequency within the day, and what the porter is not responsible for so there’s no confusion later.<\/p>\n
A few things we consistently see left out of scopes, which then creates problems: clear instructions on how to handle a spill in a tenant space versus a common area, who the porter reports to when something needs escalation, whether the porter is expected to interact with building occupants directly, and what happens if a task can’t be completed in the time available.<\/p>\n

Lobby and entrance maintenance on a defined schedule, not just when it looks bad. Restroom checks at regular intervals with a sign-off log. Elevator interior wipe-downs. Kitchen and caf\u00e9 area spot cleaning during the day. Common area trash checks. Spill response anywhere in the building. A communication method for reporting issues to building management.<\/p>\n
The scope should also be honest about what the day porter program is not replacing. The deep cleaning still happens after hours. The day porter keeps the building presentable between those cycles, and that’s a specific, valuable job on its own.<\/p>\n

An after-hours janitorial program does the work that requires an empty building: thorough floor care, vacuuming, full restroom sanitizing, dusting above desk height, cleaning under and behind furniture. You can’t do most of that well with the building occupied, and you shouldn’t try.<\/p>\n
A day porter program handles visibility and response during occupied hours. The two programs are designed to complement each other. A strong after-hours baseline means the day porter is maintaining a clean building, not trying to rescue one.
