That’s the short answer.

In practice, the job looks different from building to building. In a busy office tower on Décarie, a porter might be rotating through restrooms every couple of hours, wiping down elevator buttons, and mopping up the lunch spill in the second-floor kitchen before anyone slips on it. In a medical clinic in Laval, the same title might mean continuous disinfection of waiting areas and hard surface touchpoints throughout the day. The duties shift depending on what the building actually needs.

Common day porter tasks across most commercial buildings include: restroom checks and spot cleaning throughout the day, lobby and entrance maintenance, elevator and common area tidying, handling garbage overflow before it becomes a problem, and responding to the kind of small messes that appear without warning during occupied hours. Some scopes also include light meeting room resets between bookings and supply restocking.

The honest way to think about it is that a day porter keeps a building looking like it was just cleaned, even at two in the afternoon on a Tuesday when the lobby has seen two hundred people walk through it.

How do I know if my building needs a day porter or just after-hours cleaning?

After-hours cleaning handles the deep work: vacuuming, floor maintenance, thorough restroom sanitizing, wiping down surfaces across every office. It’s the baseline and every building needs it.

The question of whether you also need a day porter comes down to traffic and how long your building is occupied each day. A four-storey professional services building where most people arrive at eight-thirty and leave by five, with maybe a hundred and fifty people in the building on a busy day, often runs fine with a strong after-hours program. Add in periodic floor maintenance and you’re in decent shape.

But consider a building with a ground-floor food service tenant, shared lobby, parking level access doors that stay muddy all summer, and eight hundred people moving through it daily. By eleven in the morning the lobby looks like it hasn’t been cleaned since the night before. That’s where after-hours cleaning alone stops being enough.

In our experience, buildings above roughly fifty thousand square feet with high daily foot traffic, or any building with food service, medical tenants, or shared amenity spaces, tend to benefit from at least a few hours of day porter coverage. Buildings that run seven days and have weekend activity need it even more.

The practical test: walk your building at two in the afternoon and be honest about what you see. If the lobby, restrooms, and common areas are holding up, your current program may be fine. If they’re not, more after-hours work won’t solve the problem because the issue is timing, not volume.

How many hours per day does day porter service typically cover?

There’s no standard answer that fits every building, and anyone who tells you otherwise is guessing. That said, a few common patterns show up across the industry.

For a mid-size office building, somewhere in the forty to eighty thousand square foot range with moderate foot traffic, four to six hours of porter coverage during peak occupied hours is a reasonable starting point for most scopes. Some buildings are served well by a morning shift that overlaps with arrival and the lunch rush. Others add a second shorter block in the early afternoon.

Larger buildings, retail-heavy properties, and anything with a significant medical or food service component often run full-day porter programs. A hotel, a senior residence, or a large condominium complex almost always needs coverage across the full operating day.

The hours also depend on how much the day porter is actually being asked to do. A porter who is only handling reactive cleanups and restroom rotations can cover more ground than one who is also expected to do supply deliveries, setup for events, and light maintenance work. The scope drives the hours, not the square footage alone.

What should be in the scope of work for a day porter?

A good scope of work is specific. It lists the locations, the tasks, the frequency within the day, and what the porter is not responsible for so there’s no confusion later.

A few things we consistently see left out of scopes, which then creates problems: clear instructions on how to handle a spill in a tenant space versus a common area, who the porter reports to when something needs escalation, whether the porter is expected to interact with building occupants directly, and what happens if a task can’t be completed in the time available.

A solid day porter scope typically covers:

Lobby and entrance maintenance on a defined schedule, not just when it looks bad. Restroom checks at regular intervals with a sign-off log. Elevator interior wipe-downs. Kitchen and café area spot cleaning during the day. Common area trash checks. Spill response anywhere in the building. A communication method for reporting issues to building management.

The scope should also be honest about what the day porter program is not replacing. The deep cleaning still happens after hours. The day porter keeps the building presentable between those cycles, and that’s a specific, valuable job on its own.

Can a day porter replace a full janitorial contract, or does it work alongside it?

Alongside it. The two serve completely different functions and the buildings that try to run one without the other end up with gaps.

An after-hours janitorial program does the work that requires an empty building: thorough floor care, vacuuming, full restroom sanitizing, dusting above desk height, cleaning under and behind furniture. You can’t do most of that well with the building occupied, and you shouldn’t try.

A day porter program handles visibility and response during occupied hours. The two programs are designed to complement each other. A strong after-hours baseline means the day porter is maintaining a clean building, not trying to rescue one. When the two are properly coordinated, the building stays at a consistent level throughout the day rather than looking great at eight in the morning and noticeably rough by mid-afternoon.

Over more than six decades, we’ve set up cleaning programs for commercial buildings of every size across Greater Montreal. The buildings with the best results are almost always the ones where the scope of work was thought through carefully before the contract was signed, not adjusted after problems showed up.

If you’re not sure whether your building needs day porter coverage and what that scope should look like, the right starting point is a walkthrough. Look at what your building actually looks like mid-day, during a normal occupied period. That will tell you more than any square footage chart.

At Can-Jan Inc., we have kept Montreal buildings clean since 1961.
