Deep Cleaning Montreal Office Buildings Before Winter
When should you schedule a deep clean before winter hits?
The short answer: before mid-October. Once November arrives in Montreal, building traffic changes, the cold and flu season is already moving through your tenant population, and you’re reacting instead of getting ahead of it. The better move is to plan your pre-winter disinfection and deep cleaning for late September or early October, while schedules are still manageable and you can actually coordinate access with tenants.
We’ve worked through more Montreal winters than most cleaning firms have been in business, and the buildings that come out of flu season in the best shape are almost always the ones that went into it with a planned scope of work, not an emergency call in February.
What areas should be prioritized for disinfection heading into cold and flu season?
High-touch surfaces in shared spaces are where you want to focus first. That means elevator buttons, door handles, lobby directories, shared kitchen surfaces, and restroom fixtures. These are the areas where a virus moves fastest between tenants and visitors, and they’re also the ones that get the lightest attention in a standard nightly cleaning pass.
After high-touch surfaces, look at your air intake grilles, ventilation diffusers, and the spaces around them. Dust and debris build up there over the summer and get redistributed when you switch from cooling to heating. A thorough wipe-down in those zones before the heating season starts makes a real difference in air quality.
Restrooms deserve their own conversation. A standard restroom cleaning rotation handles daily maintenance, but heading into winter it’s worth doing a full disinfection of every surface, including the ones that don’t get touched in a nightly pass: partitions, tile grout lines, door frames, and exhaust vent covers. In a multi-tenant building with high daily foot traffic, this is one of the areas where skipping a proper periodic service shows up first.
Lobbies and common corridors are the other priority. Foot traffic through a Montreal building in winter is rough on floors and on the air. Salt, slush, and moisture come in from the parking lot and the street. Getting the entrance zones properly cleaned and protected before that season starts, not after the first snowfall, is the smarter sequence.
What’s the difference between regular cleaning and commercial disinfection, and does your building need both?
Regular janitorial cleaning removes visible dirt and debris. It maintains appearance and basic hygiene. Commercial disinfection is a different scope of work. It uses dwell-time-dependent products applied in a specific way to reduce pathogens on surfaces, and it targets areas that daily cleaning doesn’t dwell on long enough to address effectively.
Most occupied commercial buildings benefit from both. The regular cleaning keeps the building presentable and addresses the daily load. The periodic disinfection goes deeper and handles what accumulates over time. Think of it this way: a nightly clean is maintenance, and a disinfection service is more like a reset.
In a medical clinic, a gym, a senior residence, or any space with a vulnerable population, that distinction matters more. But even in a standard office building with several hundred people moving through each day, running a disinfection service before flu season makes the regular cleaning more effective through the months that follow.
How do you set up a recurring disinfection schedule for a multi-tenant building?
Start with a building audit. Walk every common area and note the surfaces, the daily foot traffic count, and the tenant mix. A building with a medical clinic on the ground floor has different needs than one with professional services firms on every floor. The audit shapes the scope of work and the frequency that makes sense.
A common approach for multi-tenant office buildings in the Montreal market is a targeted disinfection of high-touch and common areas on a monthly or bi-monthly basis through the fall and winter, layered on top of the regular nightly cleaning. The exact frequency depends on the building’s traffic, the tenant types, and the contract scope. There’s no universal number that fits every building.
For the recurring schedule to actually work, someone has to own it. That means one point of contact on the property management side who can authorize access, communicate with tenants, and sign off on completed work. Without that, recurring services drift. Jobs get pushed, access gets blocked, and by January you’re running the same building on whatever got done in August.
How do you coordinate deep cleaning around occupied spaces and tenant schedules?
This is the part that takes more planning than people expect. In our experience, the buildings where deep cleaning goes smoothly are the ones where the property manager sends tenant notice at least a week in advance, specifies which areas will be serviced and when, and confirms access arrangements for after-hours work if that’s what the scope requires.
For most commercial disinfection and deep cleaning work, after-hours or weekend service is the cleanest option. You avoid the disruption to tenants, the cleaning crew can move through the building without working around occupied desks and meetings, and the dwell times on disinfection products are easier to manage when people aren’t moving through the space.
That said, some scopes work fine during business hours, especially in phased building sections, staggered floor by floor. The key is agreeing on the sequence before the crew shows up, not on the day of the job.
A few practical notes from coordinating these jobs over the years: locked server rooms and private offices need access arranged in advance, never assumed. Restroom servicing during occupied hours needs signage and a realistic timeline. And if any tenants have sensitivities to cleaning products, that information needs to be on the work order before the job starts, not surfaced mid-service.
